13 Nahant St. - Mixed Use Development

Flow Design was commissioned to design the full removal and development of this zero setback lot. Our architectural team connected with Haley Ward in a meaninful manner. The project includes 18 residential units and 2 commercial spaces across 5 stories and 25, 000 sf of space.

Careful coordination and management of BIM models across both offices allowed for maximum efficiency and reduced changed orders.

The site contains a right of way which was to be preserved and maintain. Since the entire engineeering team was within the same office, there was maximum clarity and consistency.

Mr. Brian Milisci was the Civil Engineer in charge of capping and coordinating site related demo activities.

The plan review and approval process took place with eased and any minor modifications were clearly understood and addressed.

The project difficulties and complexities were successfully mediated with communication, and dedication.

This project is currently in the middle of construction. It is a clear example of collaboration with city officials, client and design team. It became a precedent for what is to be expected when working with Flow and Haley Ward.

We have subsequently completed the design services for public and private clients after this project.
